Arbor OBGYN and Haven OBGYN Sign New Atlanta Medical Office Space Lease in Pill Hill Area of Atlanta

    ATLANTA, GA, March 03, 2013 /24-7PressRelease/ --Arbor OBGYN and Haven OBGYN, two thriving medical practices focused on providing a wide range of women's health services, recently signed a long term medical office space lease for 8,709 square feet in Dunwoody. They turned to Lambert & Associates, an Atlanta based commercial real estate services provider, once again to help them find a larger home for their practice. Lambert & Associates was there five years ago, when as a the growing medical practices, Arbor OBGYN/Haven OBGYN, needed to renew and expand in their first medical office space lease of 4,000 square feet.

As their practice grew, Lambert & Associates continued to work with them to make sure their real estate was a catalyst for their growth not just an expense line item. In addition to increased demand for practice space, Lambert & Associates assisted the OBGYN practices in analyzing the purchase alternatives. Again after continued growth and a upcoming lease renewal, Arbor and Haven thought it may be time to own their real estate space to reduce their long term occupancy costs and increase the investment value of their practice. Like many medical practices, Arbor and Haven wanted to know the advantages and disadvantages of owning their medical practice real estate.

Lambert & Associates carefully reviewed available medical office buildings and medical office space for sale for Arbor. After extensively touring numerous buildings for purchase, Arbor realized that like many real estate decisions, location would be the key factor. One of the key criteria for Arbor was finding a location that was convenient for their patients and offered complimentary parking. The locations that were available for ownership presented a good financial value to Arbor but were not optimum for their patients.

Arbor decided with Lambert & Associates that their best real estate option would be leasing medical office space in a prime location. Lambert presented Arbor with medical office space leasing options in the "Pill Hill" area of Atlanta. Lambert was able to aggressively negotiate a medical office space lease for Arbor that included numerous financial incentives including months of free office space rent, a reduced rental rate and a special rental deduction so that Arbor could use their own janitorial service.
