LONDON, ENGLAND, October 26, 2012 /24-7PressRelease/ -- For the first time in over 25 years, 1 St Katharine's Precinct, a magnificent Grade II* listed house in Regent's Park is being brought to market by leading luxury developer Oakmayne Bespoke. The house, once a Royal grace-and-favour residence, provides over 6,000 sqft (557.42 sqm) of living space and was originally built in 1826-8 and designed by renowned architect Sir Ambrose Poynter.

Set behind a gravel driveway with pier gates and railings, the house combines Gothic revival architecture, modern interiors and a contemporary specification by Oakmayne Bespoke. This beautiful and historichouse provides five bedrooms, three inter-connecting reception rooms, kitchen, breakfast room, dining room, entertainment/games room, sauna/steam room, private terraces and garden and off-street parking.

Martin Lent, Chief Executive of South Central Management, development manager for Oakmayne Bespoke comments: "Regent's Park has become London's premier address for super-luxury family houses, as demonstrated by the sales success of our Cornwall Terrace scheme of eight new luxury mansions. We decided that it was a logical next step to acquire and modernise this grandhouse at 1 St Katharine's Precinct and bring it to the market for the first time in over 25 years. We anticipate significant interest in thisformer Royal grace-&-favour residence."

Sir Ambrose Poynter was a founding director of the Institute of British Architects and an associate of John Nash, the architect of Regents Park. The house was part of the Royal Foundation of St Katherine, a religious order and college, dating back to 1148, which provided almshouses for clergy and the Royal household. For almost 125 years the house served as a grand grace-and-favour residence for senior clerics and members of the Royal household, before in 1948 becoming a privately owned property. Oakmayne Bespoke has undertaken a complete internal modernisation and enlargement of this historic house creating new luxurious interiors, a conservatory, new build extension, new lower ground floor, specification, security and landscaping.
The Gothic architecture combines brick and stone dressing with ornate windows, pediment and chimneys, providing a stunning contrast to the Nash Regency architecture of Regents Park. On the ground and lower ground floors the house has a series of elegant reception and entertaining spaces.

The main reception room has a magnificent vaulted timberceiling, with beams, open to the ridge height. The spacious entertainment/games room divides into a bar area, media room and gymnasium. The gymnasium adjoins a fitness suite which features a mosaic lined steam room, timber paneled sauna, WC and wet/changing area.

The spacious Padini designed kitchen has integrated Gaggenau and Miele appliances, American Black walnut wood cabinets, natural Travertine stone polished worktops and wall tiles and Crema Marfil marble stone flooring. At one end is a spacious conservatory with double doors opening onto a terrace that overlooks the private gardens.

The master bedroom suite occupies its own private floor with bedroom, master bathroom and walk-in dressing room. There is also a principal guest bedroom suite with a spacious sleeping area and a glass screen/paneling leading into a separate bathing area with freestanding feature bathtub and bespoke storage units complete with a separate ensuite shower room.
