-- Taylor Morrison has announced plans for Avalon at Riverstone, a heavily wooded 184-acre master-planned community that will front on an extension of University Boulevard in Sugar Land when it opens in 2012. Avalon at Riverstone is the fifth Avalon-branded community Taylor Morrison has developed in Fort Bend County.
The land was purchased from Sugar Land Development, L.L.C. The principal partner, Johnson Development Corp., has developed master-planned communities in the Houston area for over three decades including Riverstone and Sienna Plantation in southwest Houston.
"Projected to open spring 2012, Avalon at Riverstone will be a unique opportunity to buy a new home on a naturally wooded home site in Sugar Land. We're going to save and showcase as many towering hardwoods as possible," said Steve Von Hofe, Division President for Taylor Morrison Houston. "In addition, there will be home sites on three lakes, Alcorn Bayou and in an exclusive reserve. It will have an upscale look very much in keeping with our other Avalon communities."

Taylor Morrison plans to offer single-family homes priced from the mid-$200,000s to the mid $500,000s on 338 home sites. The Inspired Series, designed for multigenerational families, will be available on 70-ft. and 80-ft. lots. In addition, the Chateau Series will be introduced on 60-ft. home sites.
The Inspired Series introduced in 2010 at Avalon at Telfair has experienced strong sales, and a waiting list for prime home sites as new sections open. According to Von Hofe, Avalon at Riverstone will open about the time Avalon at Telfair finishes up. "Since it's just a few miles away, it will be the natural next step for us."
Amy Haywood, Vice President of Sales and Marketing, said the Inspired Series requires larger home sites to accommodate the numerous outdoor features and amenities buyers desire.
"The floor plans in the Inspired Series have various configurations with front courtyards, casitas, double masters, media rooms and up to 6-bedrooms," said Haywood. "Luxury features and flexible options for outdoor kitchens, fireplaces, and other structures are available which makes larger home sites and scenic views highly desirable. Multigenerational families have cultural preferences we've adopted in some of the plans in the Chateau Series. New plans will have options for double masters, multi-purpose rooms, covered patios and other outdoor features."
The entrance to Avalon at Riverstone will front on an extension of University Boulevard currently under construction and due to be completed by the end of 2012. The planned extension begins where University currently ends at Commonwealth Boulevard, passes through Riverstone to intersect with Texas 6 near Missouri City. The University Boulevard extension from U.S. 59 to Highway 6 will improve mobility to major thoroughfare and relieve traffic on Highway 6. When completed, U. S. 59 will be just four miles, and currently one traffic light, from Avalon at Riverstone.
Children living in Avalon at Riverstone will attend Commonwealth Elementary School, Fort Settlement Middle School and Elkins High School schools in the Fort Bend Independent School District. These schools have received Exemplary or Recognized ratings, the top rankings issued by the Texas Education Association.
Residents of Avalon at Riverstone will have full access to all the amenities available at Riverstone, including two swimming pools, tennis courts, 2-acre park, 5-acre dog park, 89 acres of lakes and 6.5 miles of trails. Future amenities include 24-miles of walking trails and a major recreation center on a 17-acre site just east of Avalon at Riverstone. The complex will feature a resort pool, 12 tennis courts, pavilion, playground and an 8,000 sq. ft. clubhouse.
