According to a New York Times article written by Mireya Navarro dated back in August of 2009 it was revealed that LEED-certified buildings are not truly living up to the GREEN label. LEED an acronym for Leadership in Energy and Environmental Design green building rating system is a certification that builders are highly attracted to. LEED certification gives builders the benefit for tax credits, attract tenants, charge first-class rents and showcase an environmental responsibility to the public. As identified in the industry, the United States Green Building Council has recognized that there is a difference between intention and actual performance from LEED buildings. The LEED program administers begun in the year of 2009 collecting information about energy use from all the buildings it certifies.

The USGBC research suggest that a quarter of the new buildings that have been certified do not meet required energy savings standards as their designs forecasted and most do not track energy consumption once in use. Operational plans and maintenance of LEED buildings after construction are not strategically in place with many buildings. When building occupants fail to understand or fully take advantage of their green buildings, there can be a performance gap. This lack of planning has caused the LEED program to confront attack from architects, engineers, and energy experts who dispute that because building performance is not tracked, the certification may be falling short in reducing emissions tied to global warming. Currently the USGBC reports 53% of LEED buildings can't even qualify for the basic Energy star rating anymore. LEED energy standards have grown more stringent over the years.
