MERJS were originally instructed by AFP to provide strategic advice on the surrender of the existing lease at AFP's Fleet Street offices. Following detailed negotiations with their landlord, MERJS were able to secure a substantial reverse premium payable to AFP which then allowed the commercial property team to secure the new Central London office premises on their behalf. Colin Becker, Equity Director for MERJS, said "Initially, from our perspective this was an interesting strategic commercial property negotiation. AFP had decided that it was time to move on from their Fleet Street offices, but were tied into a lease which made that difficult. We negotiated with the landlord on their behalf, and succeeded in not only securing favourable terms for surrender of the lease, but also a substantial reverse premium," Colin commented. "AFP were delighted, and instructed us to then use that reverse premium to secure the new Centre Point offices."

"It can be a very stressful time for a business when they need to move on for reasons that were unforeseeable at the time the original lease was signed.
