Co-designed by architect Chad Port of Banyon Tree Design and the group of 7 families that purchased the 7.4 acre site on North Creek, Clearwater Commons is a deep green housing project and one of the most comprehensive low impact development projects in the Puget Sound region.
Cascade Built is widely known for being among the first in the city to employ innovative sustainable technologies and materials into its built homes and receive Leadership in Energy and Environmental Design (LEED) Silver or higher certification on newly built properties. Cascade Built was selected to construct Clearwater Commons using low-impact development (LID), an approach that emphasizes conservation and use of on-site natural features to protect water quality. The Clearwater Commons community project of 16 residences and a common house will restore the existing wetlands and salmon-supporting creek habitat and feature forest area and shared garden space.

Located in unincorporated Snohomish County just north of Bothell and 11 miles north of Seattle, Clearwater Commons' properties will be a blend of single family and multi-family townhomes with a contemporary design. The project currently has lots for sale starting at $150k and offers potential homebuyers two plans to choose from with an estimated cost for homes starting at $400K based on design chosen and finish package, and including the lot. All homes will use advanced framing to minimize material use and allow for greater insulation, low-toxin materials, a heat recovery ventilation system, and a unique pin pile foundation in place of a poured concrete foundation to allow shallow ground water to move unhindered through the site, preserving ground water flow paths on the wetlands.
