Realtor Opts for LivingSmart Homes Fair Oaks Ranch in California's Santa Clarita Valley

The Burns family finds right fit with Pardee Homes' award-winning neighborhood.

LOS ANGELES, CA, April 12, 2012 /24-7PressRelease/ -- Family connections at Fair Oaks Ranch in California's Santa Clarita Valley and a decided preference for a new home over re-sales pointed Tim and Mayet Burns toward this popular master-planned community. "Location, location, location," said Tim, a Realtor with six years experience in the area. "The community, the views, the area, the good schools--it was all here, along with family and friends, who include Mayet's sister and their mom, who live just 8 doors away from us.

"Buying here was just a question of when" he explained. "We waited for the right opportunity, and when we saw it, we made our purchase."

The Home--Priced from the $400,000s, LivingSmart Homes offer approximately 1,846 to 2,432 square feet of living space, in varied and versatile layouts. Plan Two was the winner for the Burns family, specifically a Plan Two situated on a large home site with views to the surrounding hillsides and valleys.

Plan Two has approximately 2,247 square feet of living space. With a spacious great room layout, it also provides 4 bedrooms and 3 baths, comfortably housing Tim and Mayet and their daughters--active girls who are busy with school, piano, guitar, hip hop, performing arts, swimming and get togethers with their friends.

Downstairs location for one of the home's bedrooms and baths was a deciding factor in the Burns' choice of Plan Two. "This was big for us because eventually this may be the place for my mom," said Tim. "Meantime, it's a great guest space."

Tim also praised their new home's master suite, especially the dual walk-in wardrobes. "I now have a man cave," he commented. "Clothes, desk, office gear--everything's here and I can shut the door!"

Plenty of wardrobe and storage capacity is only one of the advantages Tim and Mayet appreciate with their new home--and new homes in general. "For many reasons, we kept our search to new homes when we decided to move to the Santa Claria area," said Tim, who previously owned in Granada Hills. "Our older home was a good home, but you find they always need a little extra work--which translates to extra expense."

As a Realtor, Tim also prefers showing new homes, frequently bringing clients to Fair Oaks Ranch. "You can tell just by touring the models that Pardee takes a great deal of pride in building a good home," said Tim. "I sell homes in the area and I read testimonials from other buyers, and in my experience it's much better to show a great new home here at Fair Oaks Ranch than to roam around looking at the many homes that are in less than sterling condition."

Personal Space--Buying new also meant the Burns could fashion the home they wanted. Purchasing in late June, as their new Plan Two was being built, they had time to choose exactly what they wanted before moving in last October. "My wife really knows how to get it done," said Tim. "She did a fabulous job with every interior space, and outside, too. We have a basketball court, a fountain canopy feature, a little clubhouse for our 6-year old, Kimberly--it's all perfect for us."

Efficient Space--At LivingSmart Homes, Pardee Homes provides some 30 included and optional features geared to advanced energy and water savings, enhanced air quality and resource-conserving materials and systems. "The homes are insulated really well, the lighting is energy efficient, and solar power was a big plus," said Tim. "We upgraded to maximize our savings."

Terrific Place--With family and friends already living at Fair Oaks Ranch, the community had proven itself to Tim and Mayet long before they purchased here. The resort-style recreation at The Ranch at Fair Oaks was especially appealing, particularly the pool.

"Our girls are definitely water rats, and this is a super pool," said Tim. "Also nice is that I don't have to clean it!

"Because our friends and family invited us over, we were familiar faces at The Ranch before we moved here," he added. "In fact, some people thought we had actually lived here for quite awhile!"

The family-friendly setting of Fair Oaks Ranch also includes the 6-acre Fair Oaks Ranch Park. Like other new homeowners here, the Burns family has discovered the park as a great place to meet their neighbors.

"Kimberly has already made new friends, and she made them at the park," said Mayet. "It's great from the standpoint of knowing your neighbors, and it will also be helpful when she transfers to Fair Oaks Ranch Community School, because she will already know some of her school mates."

Cassandra, 14, will attend Golden Valley High School, also close by and convenient. In fact, convenient is a word the Burns family can use for virtually all aspects of their new lives at Fair Oaks Ranch.

The community is close to freeways, important to both Tim and Mayet. "Mayet works nights, as do two other family members here at Fair Oaks Ranch," said Tim. "They take turns carpooling and that is definitely a help in the commuting picture."

Also close by are Metrolink, shopping, dining, entertainment and services. "Everything we need is either right here at Fair Oaks Ranch or within a short drive," said Mayet. "And next year, with the kids in local schools, we will have even less traveling to do--this location simply could not be better."

The People--Pardee Homes people who helped Mayet and Tim through their purchase and move-in have also earned abundant praise. "Lexi and Robbin, our sales reps, were absolutely great through all steps of new home purchase, and Pardee Home Loans Corey Featherstone is a fantastic professional who secured a terrific interest rate for us," said Tim. "Our superintendent Mike Carrillo is absolutely the best testimonial to Pardee Homes, before and after the sale. He is a breath of fresh air, there for us with everything--he is amazing."
