According to the company, the Housing Industrial Complex program is centered on UBS Manufacturing's manufacture and assembly of core components for housing (up to 95% in-plant unit-build capability) in a sustainable, central production facility, with supporting R&D, design, product, and materials services and ancillary businesses, combining to bring to market premium quality residential products for working-income populations. The initiative is designed to deliver a solution for affordable and working-income, single-family and multifamily housing in urban infill locations.
Perhaps most important is the economic engine the Housing Industrial Complex creates for the local community. The company says its program is a permanent job creator and revenue generator, that also brings back online old industrial sites for reuse in the new, green, economy. "Our housing complex is designed to serve as a catalytic engine to foster new business growth in industries connected to residential construction. These direct jobs and business opportunities, along with support businesses create a vibrant industrial engine that is longterm, forward looking, and sustainable," says Shepherd.
UBS Manufacturing also says that its Housing Industrial Complex is insulated from global competition. Says Shepherd, "housing has historically been a local industry. Save for the last 15 years or so, homes took on a character reminiscent of the local and regional landscape. Little threat of global competition emerged within the residential construction industry. This inherent shield allows for flexibility in our industrial complex design for each target area. In addition, as a result of globalization, we can take advantage of global innovations for seamless integration into the industrial complex program."
Some may question the feasibility of UBS Manufacturing's timing regarding launching its initiative. "The one thing we have found is that the working-income market is still the most vibrant and diverse market in the homebuilding industry. And, with the large majority of the overbuilt inventory of homes laying outside of the urban core and away from job centers a new focus is taking place within core cities to aggregate infill lots for development and improvement, even during the housing crisis. Therefore, we see this particular time as prime for partnering with local communities in their drive toward redevelopment and sustainability." says Shepherd.
