    SINGAPORE, May 24, 2013 /24-7PressRelease/ -- After strong sales in March with new home sales hitting record high, April's sales volume appears muted. Developers sold 1,375 units in the month of April, less than half that of 2,793 units transacted in March. However, a total of 1,158 units were launched in April - 67% less than that launched in March with 3,489 units.

The slowdown in new launches could also be due to the absence of large condominium projects, which greatly contributed to the sales in March. According to Nicholas Mak of SLP International, a total of 12 projects were launched in April with the largest project at Sant Ritz.

Bestseller projects last month include Spazio @ Kovan, Novena Regency and Bartley Ridge.

Upcoming projects include KAP Residences with 142 units, Corals @ Keppel Bay with 366 units, LIV On Sophia with 64 units, Jewel @ Buangkok, CT Hub 2 and also Cassia Edge.

Total monthly sales volume is expected to be between 1,500 and 2,000 units with total new home sales estimated to be 5,000 to 6,000 units in 2nd quarter of 2013.

Meanwhile, Executive Condominium (EC) also saw a strong response, with more than 70% of Twin Fountains sold in just less than a week since the launch on 11 May 2013. All the large units that include the dual keys were also snapped up. 39% of the buyers are first-time buyers while the balance are second-time buyers. Prices range between 660 to 795psf.

Another 2 executive condos are also in the pipeline in woodlands that include Forestville and another site that is beside Twin Fountain.

Recently strong new home sales depleted most of developers' land banks. To meet the demand, the government set out to launch 5 new residential sites in May that will yield a total of about 2,725 units. The 5 sites include Tampines Avenue 10, Toa Payoh Lorong 6, Prince Charles Crescent, Siglap Road and Geylang East Avenue 1.
