NEWBERG, OR, September 18, 2026 /24-7PressRelease/ -- Robert S. Smith has been recognized for achievement in the field of financial services and investment management.

Mr. Smith has established a distinguished career spanning four decades in the financial services sector, earning recognition as an authority on securitized commercial real estate in the United States. For the past 26 years, he has served as the president of Peregrine Private Capital Corp., where he helped pioneer the introduction of Delaware Statutory Trust (DST) properties.

Under Mr. Smith's leadership, Peregrine Private Capital Corp. became the nation's oldest retailer and one of the largest providers by volume in this specialized field. The company is exclusively focused on securitizing real estate, facilitating the dissemination of DST properties as securities regulated by the Securities and Exchange Commission and state securities offices. His expertise has been instrumental in developing DST products that allow investors to transition from active property management to more passive investment roles, leveraging Section 1031 of the Internal Revenue Code to defer capital gains taxes and strive to build generational wealth.

Prior to his presidency at Peregrine Private Capital Corp., Mr. Smith identified a market opportunity while working with an independent broker-dealer. He played a key role in developing and launching a niche security product that would become central to his later business endeavors. Earlier in his career, he began at Merrill Lynch, then the largest brokerage firm in the country, where he gained foundational experience, licensing and training that set the stage for his future specialization in securitized real estate.

Throughout his professional journey, Mr. Smith has demonstrated an exceptional understanding of the strengths and weaknesses of securitized real estate on both individual and institutional levels. He is highly regarded for his ability to recognize opportunities within the industry, particularly in creating securitized real estate products tailored for 1031 exchange markets.

Additionally, Mr. Smith's work with non-traded REITs and his collaboration with groups such as the Inland Group of Chicago further cemented his reputation for innovation and client-focused solutions. His commitment to advancing industry standards is reflected in his active membership with organizations such as the Alternative Direct Investment Securities Association.

Mr. Smith's academic background includes a Master of Business Administration from Willamette University and a bachelor's degree in modern European history from the University of Oregon.

His time at the University of Oregon was marked by athletic achievement: he attended on a track scholarship and competed as a member of an NCAA championship cross-country team specializing in the 5,000- and 10,000-meter events. He also participated in major Olympic trials during this period. Financing his education through competitive running instilled discipline and perseverance that have been integral to his professional success.

Beyond his business pursuits, Mr. Smith has contributed extensively to civic organizations and conservation efforts. He has volunteered with humane society groups, sports organizations, Ducks Unlimited, Quail Forever and the Rocky Mountain Elk Foundation, as well as supporting numerous domestic animal and wildlife funds. His dedication to excellence has been recognized through awards such as the Annual Champion of Excellence Award, Crystal Club Awards, Platinum Club honors and Top Producer distinctions from DST property sponsors.

In addition to his industry contributions, Mr. Smith has embraced creative projects aimed at transforming communication within commercial real estate. He launched "The Future of Legacy" podcast series to provide engaging educational content that bridges information gaps in the DST sector. This initiative reflects his belief that effective communication must be both informative and entertaining to capture attention in today's fast-paced environment.

Born in Palo Alto, Mr. Smith is married with two children and is proud of his growing family's achievements across athletics and academics. He enjoys running — a passion since age 14— is an avid reader and shares his home with two dogs. His interests extend to mountain biking throughout the southwestern United States, particularly Moab, as well as big game hunting locally and abroad.

Mr. Smith's guiding mantra is "Change, change, adapt." He emphasizes that adaptability is crucial for success amid rapid economic shifts driven by technological advancement. With commercial real estate emerging from significant recessionary challenges, he aims to position his business at the forefront of industry communication and branding by delivering high-quality information during an unprecedented transfer of generational wealth.
