Atlanta Real Estate Investment Guru Peter Vekselman Says Atlanta's Home Prices Are Starting to Stagnate Inline with the Case-Shiller Report

Atlanta's home valuations from November to December were basically flat according to report



    ATLANTA, GA, March 03, 2017 /24-7PressRelease/ -- Peter Vekselman, one of the top real estate investment experts in the Southeast, says the days of consistently rising home valuations in the Atlanta area may be coming to an end.

Vekselman, the owner/principal in three Atlanta based real estate companies, pointed to the latest results for the S&P CoreLogic Case-Shiller Indices, the leading measure of U.S. home prices, which were released February 28, 2017. Data for December 2016 shows that home prices did continue their rise across the country over the last 12 months. However valuations in Metro Atlanta were basically flat from November to December.

The S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, covering all nine U.S. census divisions, reported a 5.8% annual gain in December, up from 5.6% last month and setting a 30-month high. However, its 20-City Composite Home Price Index, of which Atlanta is included, showed a gain of only .32%.

Atlanta's gain was only .16% indicating a modest growth at best. Vekselman said the supply of area homes may be finally catching up with demand.

"New home construction is underway and that is starting to have an impact. More product is coming onto the market and home buyers have more options. Pricing is at or near its peak and will probably remain this way for the near future," Vekselman said.

Vekselman added, "Real estate is a cyclical business. A lack of construction during the recession years, coupled with a large growth in population, created a large demand. Now the Index indicates we are entering the leveling point of the cycle. Valuations may even begin to enter negative territory by year's end. This will eventually filter down to the home buyer who, in many areas, will be paying less for a home in the fall than they will this spring."
