Property experts claim a slowdown of rental growth during the first half of 2008 will not last for long as demand for residential property in Dubai will continue to outstrip supply.

Proposals to extend the Dubai Metro to neighbouring Ajman are currently being discussed. The plans, still in the early stages, would be welcome news for investors who own properties in Ajman.

With property markets in Europe and the US heading towards a prolonged downturn, Dubai is bucking the trend on the back of the global surge in crude oil prices, with the prices of Dubai property rising by over 75% during the first half of 2008.

The price of property in Ajman is expected to rocket following the introduction of new property laws in the emirate state. The new legislation, aimed at strengthening confidence in the real estate market, will allow foreign nationals to purchase freehold land, as is the case with Dubai property.

Dubai property developer Nakheel and Dubai Islamic Bank (DIB) have established a 2 billion-dirham ($544.6 million) joint property venture with the new firm, Tashyed, set to begin two new projects in Dubai on land purchased from Nakheel.

With phase 1 already sold out, Dubai's Meydan City and Racecourse has come out of the starting stalls at blistering pace. The development was launched by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai in March 2007.

Unspoilt white sand beaches, warm turquoise waters, five star hotels, international restaurants and a booming property market, Ajman, the smallest of the seven Emirate states, is currently attracting a lot of interest from savvy property investors.
